Day 2 - Prepping your Home for Sale

Although we always encourage Buyers to conduct their own home inspections, a Pre-Listing Inspection gives Sellers the opportunity to address potential findings before the Buyer even sees the home online. The more potential "issues" we can mitigate upfront, the lower our chance of derailment along the way. 


Knowing the home has had a Pre-Listing Inspection gives potential Buyers the confidence to jump in with both feet and make a strong offer. Why? Because no Buyer wants to fall in love with a house and spend $500-1,000 on home inspections just to find out about a bunch of deferred maintenance. Plus, sometimes when Buyers are made aware of one issue, the whole property becomes suspect! Negotiating repairs (or perceived repair costs) is excruciating for both parties, and it can land your deal on shaky ground!


Hire an agent that seeks to minimize risk. Pre-Listing Inspections are included for my Sellers and are particularly valuable to those who do not live in-state or are no longer living in the home full-time.
