Day 7 - Prepping your Home for Sale

In the words of a woman who has sold 20+ PERSONAL homes over the past 40 years - always within a week and sometimes with a waiting list of buyers - "When you list a home to sell, It is no longer your own."
Depersonalization is a nearly zero-cost action you can take to help Buyers envision themselves in a new space. In my experience, family photos are an unproductive distraction to Buyers. Oftentimes Buyers will study the photos looking for people they may know or places they've been. (Now they're thinking about that trip to the Grand Canyon...maybe Arizona is a better choice than Florida) The house is no longer the center of attention.
On that note, if you have a large collection of anything or a hobby that takes over a guest room, minimize its presence as much as possible. Grab those totes and boxes and get to work!
- Refrigerator covered with photos and construction paper artwork? Box it up.
- Antique Gas Mask collection? Box it up.
- Beachside Mermaid-Maternity photoshoot covering every spare wall and nightstand in the master bedroom? Box up the mermaid tail and clamshells and enjoy them in your new home.
The home should be the focal point! Send buyers away talking about closet space or a beautiful bathroom. Not clowns and Masks! Allow the Buyer to relax and see themselves and their family enjoying the space as their own.
